Asphalt Sealcoating in Albuquerque

Why Sealcoat?

The cheapest way to protect a $10,000 driveway

Asphalt is essentially gravel held together by petroleum binder. UV light breaks down that binder — that's why old, neglected pavement turns gray, brittle, and starts cracking. Sealcoat is a protective topcoat that absorbs the UV instead.

For maybe 5% of the cost of replacement, a fresh sealcoat resets the clock. We use commercial-grade asphalt emulsion, applied with squeegee and spray, with sand added for traction. New blackness, new sheen, much longer pavement life.

  3. Apply sealcoat

    Two coats squeegeed and sprayed. Sand added for traction on driveways.

  4. Cure & open

    Walkable in a few hours. Drivable in 24–48. Full cure in ~30 days.

Sealcoating questions

How often should an Albuquerque driveway be sealcoated?

Every 2–3 years. Albuquerque's 280+ sunny days, intense UV at 5,300 feet, and monsoon moisture all accelerate oxidation. The sealcoat takes the abuse so your asphalt doesn't.

How long until I can drive on a sealed driveway?

24–48 hours. Sealcoat cures faster in our dry climate than in humid regions. Full hardness is about 30 days — avoid heavy sharp turns by car tires in that window.

Will sealcoating fix cracks in my driveway?

Not by itself. We crack-fill with hot rubberized sealant first for anything wider than 1/4", then sealcoat over the top. Hairline cracks get bridged by the sealcoat.

Should I sealcoat a brand-new driveway?

Wait 90 days for the asphalt to cure. The petroleum oils need to evaporate first — sealing too early traps them and weakens the asphalt long-term.
