Paving the North Valley is its own discipline

The North Valley sits along the Rio Grande bosque between Alameda Boulevard and Montaño. The terrain is mostly flat, the lots are deep (often 0.5–2 acres), and approach driveways from the street to the house frequently stretch 100 feet or more. The soil here is the trick. North Valley ground is heavier on alluvial clay than the rest of the metro — the Rio Grande deposited it over millennia. Clay swells when wet and shrinks when dry, which is brutal on asphalt that wasn't installed over a properly compacted aggregate base. We size base depth for these conditions; we don't use the same spec as a Westside subdivision built on caliche.
